Whether you’re moving in for the first time or have rented before, it’s important to understand your rights and responsibilities as a tenant. Here are some key hints and tips to help make your tenancy smooth and enjoyable.

Before You Move In

  • Read your Tenancy Agreement carefully. Make sure you understand your rights, obligations, and the notice period.

  • Check your Inventory Report. This records the property’s condition at the start of your tenancy. Raise any discrepancies straight away.

  • Set up utilities and council tax. Make sure gas, electricity, water, internet, and council tax accounts are in your name from your move-in date.

  • Arrange contents insurance. Your landlord’s insurance does not cover your personal belongings.

During Your Tenancy

  • Pay rent on time. This is your most important responsibility as a tenant.

  • Report repairs or issues promptly. Let us know as soon as possible if anything needs attention—we’re here to help keep your home safe and comfortable.

  • Test smoke and carbon monoxide alarms regularly. Replace batteries as needed and inform us if an alarm is faulty.

  • Look after the property. Keep the home clean and tidy. You’re responsible for minor maintenance, like changing lightbulbs and keeping the garden in good order (unless otherwise stated).

  • Be considerate of neighbours. Avoid excessive noise, especially late at night.

At the End of Your Tenancy

  • Give the correct notice. Check your agreement for how much notice you need to give before moving out.

  • Leave the property clean and tidy. Return the property in the same condition as when you moved in, allowing for fair wear and tear.

  • Return all keys. Hand back all keys to us by your move-out date.

  • Final inspection. We will arrange a final inspection and discuss the return of your deposit.

Other Useful Tips

  • Know who to contact in an emergency. For urgent issues outside office hours, follow the emergency contact procedure in your welcome pack.

  • Don’t sublet or take in lodgers without permission. This is a breach of your tenancy agreement.

  • Ask if you want to decorate or make changes. Always get written permission before making any alterations.

  • Stay in touch. Keep us updated with your contact details and let us know if anything changes.
